What happens after you accept

A purchase agreement is signed and a small earnest deposit goes into escrow with the title company — not to us. The title company runs title, orders the payoff from any mortgage servicer, and handles the money at closing. We never hold your funds.

The contract includes an option period, typically a couple of weeks. That period is ours as the buyer — it is the window in which we confirm condition and title, and bring in the investor who completes the purchase. We are telling you that plainly rather than describing it as something it is not.

We may assign our purchase contract to a third-party investor who closes on it. That is how this business works and it is how everyone in the chain gets paid, including us. It is stated in our terms as well as here.

Closing happens at a licensed title company. It is not always in El Paso — some closings are handled remotely at an out-of-town title company, and if you are not local the title company will explain what signing remotely requires in your case.

FAQ

How fast can you close?

Faster than a financed sale, because there is no lender and no appraisal to wait on. The real limits are the title work and the payoff from any mortgage servicer. Tell us your deadline on the first call and we will tell you honestly whether it is realistic rather than promising a number we do not control.

Does it cost anything to get an offer?

No. Not for the offer, not for us to look at the property, not at closing. If any company asks a seller for money up front, walk away.

Do I have to fix or clean anything?

No. We buy as-is. Take what your family wants and leave the rest — furniture, appliances, whatever is in the garage.

Will the offer change after you see the house?

Not unless the property turns out to be materially different from what we were told. The number is based on condition, so if the condition is as described, the number holds. That is exactly why we ask you to be blunt about what is wrong.

What if I change my mind?

Before you sign anything, nothing is binding on either side and you owe us nothing. Once there is a signed purchase agreement, what you can and cannot do is governed by that contract — read it, and take it to your own attorney before signing. We are not going to summarise your legal rights for you on a web page; that is what your lawyer is for.
