Terms of Use

Last updated: August 18, 2026

These terms cover your use of this website. They are written to be read, not to hide anything.

What we are, and what we are not

We buy houses. We are not a real estate brokerage, we are not your agent, and we do not represent you in a transaction. We are the buyer, and our interests are our own — which is why we tell you throughout this site to take our offer to your own attorney, agent, or accountant before you decide.

We are not attorneys, accountants, or licensed financial advisors. Nothing on this site is legal, tax, or financial advice.

How we make money, stated plainly

We put a house under contract at a price that leaves room in it, and we may then assign that contract to a third-party investor who completes the purchase, or complete the purchase ourselves. That margin is how everyone in the chain gets paid, including us.

We are telling you this here because you should know it before you sign anything, not after. It is also why we say repeatedly that a house in good condition, with clean title and no time pressure, will very likely net more listed with an agent.

About the information on this site

The pages about foreclosure and probate summarize Texas law in plain English, drawn from public sources we cite. They are general information, not advice about your situation, and law changes. Your own notice, deed, will, loan documents and dates control what actually applies to you. Talk to an attorney about your case.

About offers

Requesting an offer costs nothing and obligates you to nothing. An estimate or a number given over the phone is not a contract and is not binding on either of us. Nothing becomes binding until there is a written purchase agreement signed by both sides, and an offer may be revised or withdrawn before then — for example after we see the property’s condition, the title work, or the payoff.

We never charge you a fee to make an offer, to view the property, or to close, and we will never ask you for money up front.

Using this website

Use the site for its intended purpose: learning about selling a house and requesting an offer. Do not submit false information, submit property information you have no connection to, attempt to disrupt or gain unauthorized access to the site, or scrape it in a way that interferes with its operation.

The text, design, and images on this site belong to us and may not be republished without permission.

Accuracy and availability

We work to keep this site accurate and current, and we correct errors when we find them, but we do not warrant that everything here is complete or error-free, or that the site will always be available. Third-party services used by this site — such as the address autocomplete — may be unavailable at times.

Limitation of liability

To the extent permitted by law, we are not liable for indirect or consequential damages arising out of your use of this website. Nothing in these terms limits any liability that cannot be limited by law, and nothing here affects the terms of a signed purchase agreement, which stands on its own.

Governing law

These terms are governed by the laws of the State of Texas, and the venue for any dispute is El Paso County, Texas.

Changes and contact

If these terms change, the date at the top changes with them. Questions: call or text the number on this site.
